How the MLI Select points calculator works

CMHC's MLI Select program scores a multifamily project with points. This calculator estimates your score so you can see which tier a project may reach before you speak with a lender.

What the points measure

The score combines three areas: affordability (units rented at or below a share of median market rent), energy efficiency and accessibility. In this tool affordability can contribute up to 50 points; the other two areas add to the total.

How the score maps to tiers

As modelled here, a project qualifies at 50 or more points (entry tier), reaches enhanced terms at 70 or more, and the top tier at 100 or more. Higher tiers are associated with stronger financing terms, which the Max Loan calculator lets you compare.

Using the result

The score is an estimate for planning. Program rules, point values and eligibility are set by CMHC and can change, and the lender and CMHC make the final determination. Confirm current requirements before you rely on a figure.
