How is the max loan calculated?

The calculator runs two tests, loan-to-value and debt coverage, and uses the lower result as your estimated maximum insured loan. Your lender can set tighter limits than CMHC.

What is NOI in this model?

NOI is net operating income: your rental income after vacancy, minus operating expenses. It drives the debt coverage test, and so the maximum loan.

What debt coverage ratio do I need?

CMHC sets minimums by property type, number of units, loan purpose and term. Standard rental generally runs from 1.10 to 1.30. Other shelter models such as student, seniors and supportive housing are higher. Your lender may ask for more.

Is this calculator an approval?

No. It is an estimate to help you plan. CMHC and the lender decide what your project qualifies for.

Can a mortgage broker help with a multifamily project?

Yes. We compare lenders for your project, explain the options in plain English, and are licensed and regulated by FSRA (Brokerage #13763), required to disclose fully and act in your interest.

How the CMHC MLI max loan calculator works

This calculator compares two CMHC mortgage-insurance frameworks for multifamily buildings, MLI Select and MLI Standard, so you can see how much each could support for the same property.

The two limits on a maximum loan

A maximum insurable loan is usually held down by two tests: the loan-to-value cap (how much of the property's value can be borrowed) and the debt coverage ratio (how comfortably the property's net operating income covers the payment). The lower of the two sets the ceiling.

MLI Select versus MLI Standard, as modelled here

In this tool MLI Select allows up to 95% loan-to-value from 50 points, with a minimum debt coverage ratio of 1.10 and amortization of up to 50 years at 100 or more points. MLI Standard allows up to 85% loan-to-value. Use the MLI Select Points tool to estimate your score first.

Premium and monthly payment

CMHC charges an insurance premium for the coverage, and the tool shows its effect on the loan and the monthly payment. Rates, premiums and program rules change, so treat the output as a planning estimate.
