Mortgage refinancing means replacing your current mortgage with a new one, at a different rate, for a larger amount or on different terms. Toronto homeowners refinance to lower their payments, to access home equity (up to 80% of the property's appraised value in Ontario) or to consolidate higher-interest debt into their mortgage.

Refinancing replaces your current mortgage with a new one, at a different rate, for a different amount or with different terms. Toronto homeowners refinance to change their payment, access home equity, generally up to 80% of appraised value, or consolidate higher-interest debt.
Compare what you would change with what it would cost. The penalty to break your current mortgage, legal and appraisal costs, and the new rate and term all matter. We run those numbers with you before you decide.
For many variable-rate mortgages the penalty is typically three months' interest. For fixed-rate mortgages it is generally the greater of three months' interest or an interest rate differential, and lenders calculate that differential in different ways. Your mortgage terms and your lender's calculation decide the amount.
Often yes, if you have enough equity. Higher-interest balances such as credit cards or loans can be paid out through the new mortgage. The result depends on your equity, income and credit, and we explain the trade-offs, including a longer repayment period, before you decide.
Generally up to 80% of your home's appraised value, minus your current mortgage balance. As an illustration, a $1,000,000 home at 80% supports $800,000. With a $500,000 balance, that leaves $300,000 of available equity. Lenders set their own limits.
Yes. A refinance is a new mortgage, so the lender reviews your income, credit and property, and the federal stress test generally applies. Alternative lenders use different qualification rules, and we confirm what applies to your file.
We review your goal, compare lenders, coordinate the appraisal and handle the paperwork with you. Timing depends on the lender, the appraisal and your documents, so we give you a timeline for your file instead of a general promise.
