What DSCR means and how Ontario lenders use it.
Have a question we didn't answer?

Our licensed broker team is happy to help.
It is a property's net operating income (NOI) divided by its annual debt service, which is your mortgage principal and interest. A ratio above 1.00x means the income covers the mortgage payments, and lenders usually want a cushion above that.
Many lenders look for about 1.20x or higher, and some want more. CMHC's MLI Select program requires a minimum of 1.10x on eligible 5+ unit rental buildings. Private lenders may weigh equity more than DSCR. Requirements vary by lender and property.
It is built for Canadian rental properties and uses Canadian semi-annual compounding. We arrange mortgages for Ontario properties. For another province the results can still be a rough guide, but lender rules differ.
It takes your monthly rent, removes vacancy and your operating costs to get NOI, then divides NOI by your annual mortgage payments (principal and interest).
Property taxes, insurance, condo or strata fees, maintenance, property management, utilities you pay and other costs of running the property. Mortgage payments and income tax are not operating expenses.
Raising rents toward market, reducing vacancy, trimming operating costs or putting more down can all lift your ratio. Some lenders also allow a longer amortization, which lowers the payment. A different lender may measure income differently, and we can show you which ones.
No. DSCR is one input. Lenders also look at the property, your down payment, your experience and finances, and the appraisal. The calculator gives an estimate only, not an approval or offer.
The one you enter. It is your assumption, not a quote, and rates change. A broker can tell you what lenders are pricing for your type of property.
