How much down payment do I need to buy a home in Canada?
The minimum is 5% on homes up to $500K, 10% on the portion between $500K and $999K, and 20% on homes $1M+. Below 20% requires CMHC mortgage insurance (2.8%–4% of the mortgage amount), paid upfront at closing.
What is CMHC mortgage insurance and when do I need it?
CMHC insurance is mandatory when your down payment is under 20%. It protects the lender — not you — but allows Canadians to purchase with as little as 5% down. The premium (2.8%–4%) is added to your mortgage. Ontario also charges 8% PST on the premium at closing.
What's included in the monthly cost of homeownership?
Lenders calculate your Gross Debt Service (GDS) ratio: mortgage payment, property tax, heating, and 50% of condo fees (if applicable). Most lenders cap GDS at 39% of gross monthly income. This calculator shows all these components.
